The Project

This single-family home on Equestrian Drive in Santa Ana had good bones but hadn't been meaningfully updated in decades. The homeowners wanted a full transformation — modern finishes, an open floor plan, and outdoor living space that took advantage of Orange County's year-round weather. They came to CCSI because they wanted one team to handle everything.

Scope of Work

• Complete kitchen remodel with custom shaker cabinetry, quartz countertops, and center island
• Master bathroom renovation with frameless glass walk-in shower and dual vanities
• Two additional bathroom renovations with custom tile and modern fixtures
• New hardwood and tile flooring throughout the entire home
• Open-concept reconfiguration — removed non-structural walls between kitchen, dining, and living areas
• Outdoor living space with new patio, landscaping, and hardscape
• Full interior and exterior paint
• New lighting throughout — recessed, pendant, and under-cabinet
• Electrical and plumbing upgrades to current code

Challenges & Solutions

Like most older Orange County homes, the Equestrian Drive property had surprises behind the walls. During demo, we discovered outdated plumbing that didn't meet current code and a load-bearing wall where the homeowners wanted an open layout. Our structural engineer designed a steel beam solution, and we rerouted plumbing before it became a timeline issue.

Permit timelines in Santa Ana required careful scheduling. We submitted plans early, maintained consistent communication with the building department, and scheduled inspections to keep the project moving. Material lead times — particularly for custom cabinetry and specialty tile — were coordinated months in advance so nothing sat idle on site.

The result: a home that feels brand new while preserving the character and layout flow that made the homeowners fall in love with the property in the first place.
